Justin Doyle Homes - Cincinnati Homearama​The Medinah is a custom designed, ranch style home from Justin Doyle Homes.  It takes advantage of quality craftsmanship and finishes including rich woods, striking architectural details, arched gallery-style entries and hallways and voluminous ceilings with details unique to the area.  The spacious and open floorplan makes day-to-day lifestyles comfortable and creates the ultimate in entertaining spaces.

​The Medinah is approximately 3,200 sq. ft. on the first floor with another 1,600 sq ft. in the lower level. It had a base price of $650,000 and is already sold.  This year, Justin Doyle received the 2nd place award for Favorite Floor Plan.

​Justin Doyle's mechanical / industrial engineering degree has been put to good use in the building industry.  He is proud of being one of only a few "100% Certified Energy Star Builders" in the state of Ohio.  The family-owned company has been in the homebuilding industry for 35 years.

Studer Residential Designs, 859-441-2281, designed the Medinah with a desire to improve a buyer's lifestyle with quality design  Paul Studer, Mike Studer and Mike Frimming have been designing Homearama homes since 1979...59 entries.  They have received many Homearama awards and first place design awards from the American Institute of Building Design.

Justin Doyle Homes - Cincinnati HomearamaJenny Lynn Wynne and her daughter Kelly combined products from the showrooms of Furniture Fair, Thomasville Home Furnishings and Design Destination to create the interiors for the Medinah.  She works to create a warm and friendly family home environment that functions well.

Landscape design was provided by Rob Richter Landscaping, 513-539-0300.  Rob has worked in 20 Homearamas.  His horticultural degree comes in handy, but his success is based upon taking good care of his customers.

Fischer Homes, founded by Henry Fischer, has been building in the area since 1980.  They are proud of delivering homes in over 100 locations throughout Ohio, Northern Kentucky and Indiana  offering homes and condos that range from $90,000 to $1 million.  For the Homearama home, they are proud to offer the "good life on a grand scale."

​This year's entry into Homearama is titled the Wheatland.  The home has 6758 sq. ft. with a base price of $799,900. This European-inspired provincial estate showcased sophistication and comfortable living and makes it the most unique property of the show.  

Rustic materials are used for the impressive stone entryway, pergola adjacent to the library, and the two-story great room with stone fireplace and beamed ceiling.  The amount of texture in the home is unusual for a newly built home: Look for rough sawn wood beams, brick walls, and embossed metal walls.  

The great room has a wall of windows overlooking the tiered terrace complete with pizza oven.  The lower level has a wine-tasting room and pub-like bar area.  All in all, this is a wonderful, family favorite floor plan.

​Awards received at this year's Homearama include 2nd place for Favorite Hearth Room.Great Room and 2nd place for Favorite Outdoor Living.

​Architect and Design Planning is done by Fischer staff, William Kaufholz, Stephen Glaser and Daniel O'Connell, 859-341-4709. Collectively, the staff has 50 years of experience.  This expertise allows them to bring innovative solutions to the process.

​Interior Design services were shared by Joy Perkins, Danielle Harris and Marcara Carsley of Touch of Class, 859-283-0077.  The Touch of Class team bring a wealth of experience to the home design process.  Owner Joy Perkins has worked in the field for 26 years and has previously won the People's Choice Award.

​Landscaping is provided by outstanding landscape architect, Gayle A. Frazer, 513-607-8096 and Landscaper, Robert Meyer, 513-385-8300.  Gayle has over 20 years of experience as a landscape architect, in fact she designed the landscaping for my personal home.  She has won over 50 design awards for her work that focuses on building a reputation through repeat and referral business.  She prides herself on listening to her customer's needs and desires.  Bob Meyer Landscape Service has done professional landscape maintenance and installation for 30 years in the Tri-State.  He works with both small residential clients and large corporate sites.

​Artisan Estate Homes titled this year's entry into Cincinnati Homearama 2012, The Artisan.  It is the only home in the show that has the interior design, exterior design and custom floor plan all designed by the builder, Rick Seitz.  The family business utilizes the skills of brothers Rick and Chad Seitz.  You can reach the company at ArtisanEstateHomes.com, 513-310-7079.

​As builders, Artisan Estate Homes won eight out of nine First Place People's Choice Awards in last year's Homearama 2011.  This year's entry brings the same expertise in a completely new home design.  The home is already sold.

​In 2012, their home was awarded 1st place in Favorite Home, 2nd place in Favorite Landscaping, 1st place for Favorite Exterior, 2nd place for Favorite Family Room/Great Room, 2nd place for Favorite Kitchen, 1st place for Favorite Dining Room, 2nd place for Favorite Master Bedroom, 2nd place for Favorite Master Bathroom, 2nd place for Favorite Lower Level, and 1st place for Favorite Outdoor Living.

The Artisan sets an expectation for custom luxury with over 6,000 Sq ft. of finished space.  The floor plan is open to the family spaces and includes a soaring great room opening to the kitchen and hearth room.  The focus is on providing family and entertaining spaces that function well for family and friends.

​Features include incredible ceilings, a trademark of the companies' homes. Have You Been to Cincinnati's Homearama 2012?

The Home Builders Association of Greater Cincinnati presents the 50th Anniversary of Homearama.  This year's event is being held in Willows Bend, a new subdivision located in Miami Township,  just off the Wards Corner Exit of I-275, .  Children attend the "Excellent with Distinction"-rated Loveland Schools.

Visitors will marvel at the gently rolling hills and graceful trees that give Willows Bend a special serenity.  You would never guess how close it is to everything...only 1/2 mile to I-275.  There are 94 custom estate homes and lifestyle homes sites.  It was developed by Hal Homes.  Amenities include a community pool and pool house, play area for children and tennis courts. Plus, you are just minutes from the 80-mile long Loveland Bike Trail!

Prices range from $650,000 to over $1 million.  Plans vary from European-inspired homes to Craftsman-style plans.  A number of the homes feature first floor master bedrooms.  All have luxurious play spaces in the lower level. The  focus is on family time and entertaining spaces.  You'll love the outdoor rooms the builders have created.

This year's Homearama features some exciting energy saving features, interesting designs, fabulous decorating ideas, and the latest in innovative features.  Each of the builders is known for their outstanding craftsmanship, a trademark of Homearama 2012.  This year, homes are being built by Artisan Estate Homes, Fischer Builders, Justin Doyle Homes, Hal Homes, Potterhill Homes, and Walker Homes.

As I toured the homes, there were features that were new within the last several years.  First of all, outdoor living spaces continue to expand and give you fun ideas for family entertaining.  Along with that, the lower level play spaces provide unlimited fun, from elaborate wet bars to full movie theaters including the dereqour pool tables and pinball machines.The foyer from the garage has expanded to include storage for children's backpacks and coats.

Forbes Honors Cincinnati as one of 10 Best for Raising a Family

Cincinnati Honored as One of 10 Best Cities for Raising a Family by Forbes

Forbes took a look at the 100 largest metropolitan statistical areas in the United States.  They then ranked each of them in seven categories: median income, overall cost of living, housing affordability (what percentage of the market is affordable to a family at the median income), commuting delays, percentage of families owning homes, crime rate and education quality (mainly test scores).
Cincinnati came in at Number 9.
 
Cincinnati came in 44th in median income, 24th in cost of living, 13th in housing affordability, 36th in commuting time, 68th in percent owning homes, 30th in crime statistics and 8th in Education.  Forbes proclaimed that there were no weak spots. Falling in the upper half of the country in every category except home ownership percentage, Cincinnati stood out.
 
Other cities in the top 10 include Grand Rapids, Boise, Provo, Youngstown, Raleigh, Poughkeepsie, Omaha, Ogden, and Worcester.

Cincinnati's Homearama 2012 Scheduled

HOMEARAMA 2012 SCHEDULE

​Mark your calendars now for Homearama 2012.  It will be held from June 9-24 on a beautiful site just one minute off the Wards Corner exit on I-275.  Willows Bend is in Miami Township off Loveland-Miamiville Road.  There are six builders under construction at this time.  They include Artisan Estate Homes, Grand Estates by Fischer Homes, Hal Homes, Justin Doyle Homes, Potterhill Homes and Walker Homes.  Three of them are already sold.  If you want to take a look at plans for the others, just give us a call.

 

Housing Outlook for 2012

The most common question we are asked is “How’s the Cincinnati housing market?”  We are constantly keeping our ears to the ground and want to provide you with both the macro and micro view of the economic issues of housing.  If you are looking to buy or sell, remember that all housing is local, so it is most important to understand the sales picture in your immediate neighborhood.

 
It seems as though the housing statistics are pointing to the end of the housing downturn and that the market is about to turn the corner.  Why do we say that?  Major economic statistics are exhibiting a level of stability and positive trends are showing up:
 
Households are gradually paying off debt.
Credit is more accessible.
Consumer confidence has rebounded significantly since June 2011.
Employment trends appear to be improving.
Builders are seeing increased demand to build new homes
Affordability is rising because of rock-bottom interest rates and housing price declines.
 
Indications show that the broad economy and the housing market are both moving towards positive growth.  Some issues still affect the outlook…slow global economic growth, possible recession in Europe, and fiscal and political uncertainty here at home.  However, overall we see improving prospects for 2012.
 
Statistics are positive for buying here in Cincinnati.  The latest analysis was produced by the National Association of Homebuilders. Assuming a 10 percent downpayment and mortgages at "today's mortgage rates", 75.9% of all homes sold nationwide were affordable to home buyers last quarter. Even better, Cincinnati homes were affordable by 88.4% of Cincinnatians.earning the area's median income.
 
The outlook indicates gradual, but steady, improvements in the economy and the housing market because of the low interest rates and brightening job market.  Inventories have been going down.  Contact the Cincinnati Team directly and we will research the micro view of your homes’ neighborhood. November Housing Report

EXISTING HOME SALES REPORT

Existing-home sales increased in November and remained above the pace set last year, according to a recent report by the National Association of REALTORS (NAR). Existing-home sales, which include recently purchased single family, townhomes, condominiums, and co-ops were up 4 percent to a seasonally adjusted rate of 4.42 million units expected to sell in 2011. This represents a 12.2 percent increase over the pace set last year at this time.

Lawrence Yun, NAR chief economist, sees more buyers taking action. "Sales reached the highest mark in 10 months and are 34 percent above the cyclical low point in mid-2010 – a genuine sustained sales recovery appears to be developing," he said. “We’ve seen healthy gains in contract activity, so it looks like more people are realizing the great opportunity that exists in today’s market for buyers with long-term plans."

Total housing inventory fell 5.8 percent in November to 2.58 million existing homes available for sale, representing an 7 month supply of homes at today's current sales pace. Inventories have been gradually shrinking from their record levels of 4.04 million set in July 2007.

 

Cincinnati Named to "10 Best Value Cities List for 2011"

Cincinnati Named to Kiplinger's Personal Finance List of "10 Best Value Cities for 2011" 

Cincinnati was named to Kiplinger's Personal Finance list of "10 Best Value Cities for 2011" for its falling unemployment rate, downtown redevelopment and reasonable cost of living.  Kiplinger's editors wrote that "despite its small-town affordability, Cincinnati is rife with big-city amenities" and highlighted events and organizations including the Zoo, Bengals, Reds, and Octoberfest.

The region was also found notable for its distinct neighborhoods that feature a wide range of housing prices, its corporate culture and the median household income of $53,329.  According to them, our cost of living is approximately seven percent below the national average.Great American Tower in Queen City Square

Cincinnati was described as the "Comeback City" in Kiplinger's description of the city.  They particularly pointed out the redevelopment going on in Over the Rhine and downtown, including the new Great American Tower at Queen City Square.  In 2010, $180 million in development projects were completed.  Over $1.2 billion in projects are under construction.  Additionally, the population grew to 4,852 residents in 2010, up 11.7 percent from 2009. 

Cincinnati has a robust art scene, including the opera, symphony, ballet, art museum, theaters, Cincinnati Playhouse in the Park and the 12-day Fringe Festival.  Obviously, Cincinnati has a tremendous arts and cultural scene and continues to invest in both art and culture.
