Beech Acres Amphitheater Site of Summer Concerts

Anderson Township Parks Concerts - Thursdays       

Once again the Parks are sponsoring weekly concerts at 7 pm in Beech Acres Amphitheater.  Be sure to bring your blankets and chairs to enjoy being surrounded by friends and neighbors.  Concessions will be available for purchase, or bring your own picnic basket. Children must be 16 or accompanied by an adult. Concerts are all free.

Make a Difference Day - National Day of Doing Good

Make a Difference Day, the national day of doing good is scheduled for October 23rd.  Make a Difference DayGather your friends and take this opportunity to volunteer for others somewhere around the city.  Many communities and non-profits will be designing events to help those in need.

Cincinnati High Schools Lauded by Newsweek Magazine

Four Cincinnati High Schools Lauded by Newsweek   

Newsweek Magazine recently published its annual list of "America's Best HighWalnut Hills High School - Cincinnati Schools."  Selected to the list were approximately six percent of all the nation's high schools.  It included four Cincinnati Area schools. 

Walnut Hills High School is a selective, college preparatory school, part of the Cincinnati Public Schools. It has 2097 students in 9-12th grades, though grades 7 and 8 are also in the same buildings.

Indian Hill High School is the only high school in the Indian Hill School District.  Mariemont High School is also the only high school in the Mariemont School District.  Both are relatively small high schools, 685 students in grades 9-12 at Indian Hill and 499 in grades 9-12 at Mariemont.

Turpin High School is one of two high schools in the Forest Hills School District, serving students living in Anderson Township and Newtown.  They have 1150 students.

Monarch Mayhem at Woodland Mound

While you Butterfly - Woodland Mound Park - Cincinnatiare in Anderson Township, go visit Woodland Mound Park. This Hamilton County Park is sponsoring a three month display in the Seasongood Nature Center greenhouse. In addition to the flying butterflies there, exhibits on butterfly gardening, migration and identification are on display.

Greater Anderson Days Scheduled for July 23-25

Greater Anderson Days - July 23-25                                                

The culmination of a year's worth of work is coming July 23-25 to Beech Acres Park. Now in its 12th year, Greater Anderson Days is a project jointly sponsored by the Anderson Area Chamber of Commerce, Anderson Township Fireman's Association, Anderson Township Parks and Anderson Township Government.

Proceeds from the event, that exhibites the teamwork of the area, help fund new and existing playgrounds within the park district and improve and increase EMS units in the community.

The entire community looks forward to the festival, one of the largest in the Miami valley. Experience great food,games, rides, a Business Expo, music...all in a festival atmosphere.

Major sponsors this year are Beechmont Automotive Group for the fireworks and Krogers, Cincinnati Federal, Curry Electric and Mercy Hospital Anderson overall.

Musical entertainment will start at 5:30pm on Friday with Model Behavior Band and 3 Day Rule, 5:30pm on Saturday with Dr. Dan and the Stray Dogs and DV8 and 5pm on Sunday with The Lab Monkeys and Chuck Brisbin and the Tuna Project.

Rozzi Fireworks will be at 10pm on Sunday.

Anderson Township and Newtown Market Snapshot - June, 2010

June numbers are in forAnderson Township and Newtown, all part of the Forest Hills School district. For the month, 64 homes or condos were sold.  There are currently 410 homes actively on the market and 68 pending sales. Anderson Township and Newtown Market Snapshot










Credit Suisse provides a monthly analysis of real estate traffic (showings) across the country.  The traffic index level dropped to levels not seen since the credit crisis began in late '08.  The sharp fall off in traffic was expected in May, but June only added to the slowdown.  The most worrisome aspect of their index is that the numbers continued to fall throughout the month.

Along with that, the number of pending home sales across the country dropped 30% from May, 15% below May, 2009.  The number of closings will continue to decline in July and August based upon this.

So, what does that mean?  Overall, it demonstrates that the consumer pushed their buying plans ahead in order to qualify for the $8000 or $6500 federal tax credit.  Now, homeowners can expect to be on the market longer and may be forced to further lower home prices, through reductions or concessions in negotiating a sale.

Lawrence Yun, chief economist for the National Association of Realtors notes that, "The tax credit has broadly stabilized home prices.  Now the key test on whether the housing market can stand on its own without the stimulus medicine will depend on private job creation in the second half of the year and conditions on the Gulf Coast.  If jobs come back as expected, the pace of home sales should pick up later this year and reach a sustainable level of activity given very favorable affordability conditions."

Anderson Township and Newtown have had 564 sales from June 30, 2009 to July 1, 2010.  That turns out to be approximately 47 per month.  At that rate, there are approximately 8.72 months of inventory.  Five to six months of inventory is considered a balanced market.

Homes and condo sales continued at a brisk pace for May, 2010 in Anderson and Newtown.  48 homes closed in the month of May.  There are currently 73 homes pending closing and 464 homes and condos that are actively listed for sale. Anderson Township and Newtown Market Snapshot - May, 2010











Troubling issues raised by the above graph show that we are still not back to the average prices of homes and condos sold in 2005.  This is causing difficulties for people wanting to refinance in this time of extremely low mortgage rates.  It is also a problem for those with little equity in their home, who need to sell because of a relocation or change in family circumstances.

According to Credit Suisse's monthly survey, traffic levels (number of visitors to homes for sale) have been slower in May.  This is caused by the end of the homebuyer tax credit.  It forced many buyers to buy ahead of what might have been their regular time schedule. Low traffic levels may result in a longer time to sell a house and price reductions.

The Cincinnati Multiple Listing Service reported an overall uptick of 25% from May of 2009 to May of 2010 on the number of homes sold in the region.  That is more than the 19% reported for nationwide home sales.  June sales are expected to also remain strong as the last of the tax credit homebuyers close on their homes.


Anderson Township and Newtown Market Snapshot - April, 2010

The Federal Tax Stimulus drove sales in April, 2010, pushing Buyers to purchase by April 30 and demanding that Sellers price their homes to sell.  Traffic exceeded the usual expectations of Realtors for the April time frame.  Additionally, prices improved in the lower price ranges.Anderson Township and Newtown Market Snapshot - 2005-2010












In fact, traffic was skewed to the lower end of the market.  First time buyers represented the majority of demand.  Homes listed for over $300,000 continue to be more difficult to sell than in the recent past.

There are currently 452 active listings in Anderson Township and Newtown.  There are 113 pending sales and 44 homes closed in April.

Homes sales for the month of March, 2010 jumped noticeably from numbers for 2009.  April is expected to be even better.Cincinnati Single Family and Condo Sales - 2009-10

Playing a key role in this upturn is the Home Buyers Federal Tax Credit of $8000 for first time buyers and $6500 for Sellers who have lived in their homes for at least five years.

Other factors that influence the upswing is the current low interest rates, hovering around 5%.  Also, Spring always signals increased interest in home buying.

Inventory of homes remains relatively high, at 8.59 months, based on the past month's sales activity.  A year ago, it stood at 9.91 months, so a gradual improvement is taking place.  The National Association of Realtors (NAR) says that 6 months of inventory is a balanced market.

The Housing Affordability Index indicates that more people can afford to by a home than in the past 40 years.  This index compares home prices and interest rates.  It is easy to understand why there are many first time home buyers in the market.
