The Buying Process     
 
Our Home Finding Service is dedicated to helping people find the home that satisfies their needs for the best price and in a timely fashion. The following is an overview of the steps in this process.
 
Pre-approval/Loan assistance
We will assist you in finding a lender who will get you pre-approved.
From this point on, we will work in tandem with the mortgage loan officer to make this process as seamless as possible. Remember, you will be expected to reveal all your financial data in a timely fashion to complete the purchase on time.
 
Gathering Data
After an initial consultation, we will set our computerized Home Finding Service in action. It will match your wants with the current listings. Based on your needs and your timeframe, we will send this information available from the Multiple Listing Service (MLS) to you as often as needed by mail, fax or email.
 
Let’s Go Shopping
This is the fun part! We review MLS sheets, make selections and then the shopping begins. Just like buying a new suit, you will find lots of possibilities, try them on for size and reject most of them. Using these comparisons, you will know when you find the right home, both from an emotional level as well as a financial investment. As a buyer’s agent, count on us to point out both the pros and cons of a property.
 
Contract Negotiations
We will help you plan a strategy, prepare the offer (Purchase Contact) and negotiate any counter offers, always mindful of our fiduciary duties. In doing that, we will share with you important data related to recent sales in the area. Remember, our goal is to get you the best price available in the area, while still satisfying your need and desire for a home.
 
Inspections
This important part of the process allows you to become totally knowledgeable about your home. Few of us have the skills to evaluate the mechanical and structural systems of a home. I only recommend inspectors qualified by experience and certified by the American Society of Home Inspectors (ASHI).
