          Five key factors determine the success of a
          property sale:
Location-this is often described as beingthe most important factor in real estate. The location of a property, good or bad, is a “given”.
Financing- the cost of financing a mortgage is the other factor over which the seller and agent have no control. Long term interest rates are a function of the money markets and the economy in general.
Marketing- promoting the property is the responsibility of the listing agent. Their job is to attract qualified buyers through proven marketing programs and personal connections with other agents and buyers.
Condition- the condition of the property is the responsibility of the seller. Experienced agents recommend repairs/ improvements that yield the best return for the seller. The better the condition of the property, the more it is worth to the buyer.
Price- the seller is responsible for setting the listing price and for accepting, rejecting or countering offer prices. Knowledgeable agents prepare a Competitive Market Analysis of similar properties in the area. This is a vital guide for the seller to decide what their listing price should be. In the same way, the agent advises the seller during negotiation of all offers. The final purchase price is determined only by a willing buyer and a willing seller.
